Situated: 75 km North East of Georgetown, 104 km North West of Mt Surprise, approximately 5 hours west of Cairns and 550 km from Charters Towers. 455 km from Karumba. There are three separate access roads to the property which are all suitable for road trains.

Water: Van Lee is well watered by 27 dams, 10 permanent springs, 2 bores with electric submersibles, 2 bores with petrol pumps, 35 km double frontage to the Einasleigh River and Parallel Creek, both with numerous permanent water holes. Cattle Creek and Bullock Creek also provide permanent water holes along with numerous other permanent and semi permanent springs and water holes.

Country: The majority of Van Lee is undulating forest grazing timbered with Box, Blood wood, Ironbark and Ironwood with some smaller Sand ridge areas and Tea Tree country. The country along the Einasleigh River provides some better frontage country and the area between the Einasleigh River and Parallel Creek of approximately 35km long and 2km wide is a basalt strip and is fenced separately. The predominant grasses are Black Spear and Kangaroo with smaller areas of black soil with stands of Forest Mitchell. Numerous other natives are present such as Feather Top, Townsville Lucerne and Button Grass. Introduced species include Seca and Verano Stylos which are present in areas over the entire property. There is also a very good stand of Buffell around the house.
Yards and Fencing: Van Lee is subdivided into 7 main paddocks and several holding paddocks. 90% of the fencing is new in the last six years and is mostly 3 barb with some 4 barb. There are three sets of cattle yards. The Homestead Yards are of timber and steel construction and hold 1000 head. The other 2 sets are portable panel yards and hold 1000 and 800 head.

Carrying Capacity: The owners estimate Van Lee will carry 8,000 Breeders plus replacement heifers in its current state. However, with more water development and fencing this could be increased to 10 – 12,000 head.
Agents Remarks: Van Lee is a good reliable cattle breeding operation in a safe rainfall area. It has good fencing and waters and the double frontage to the Einasleigh River along the Basalt country provides a mix of breeding and fattening areas. It has been developed well and provides and opportunity to acquire a sound working cattle station with some plant and equipment.
