Situated
Kutchera is located in the Ethridge Shire between the Ethridge and Gilbert Rivers. It is situated 93km West North west of Georgetown, 600km North West of Townsville, 500km West of Cairns and 340km South East of Karumba.

Services
Very good access suitable for triple road trains is provided by 60 km of sealed bitumen road from Georgetown or 90km from Croydon then 33 km of unsealed road north into Kutchera which is maintained by the Etheridge Shire Council. Mail is delivered twice weekly, there is STD Phone & Satellite NBN Internet. Livestock Saleyards at Charters Towers, Abattoirs at Townsville, Mackay and Rockhampton.

Kutchera has abundant Stock Watering Points with 30 Dams ranging in size from 5,000 to 15,000 Cubic Metres. There are 17 Bores, of these, about half are equipped with Lorenz Centrifugal Solar Pumps, the balance are equipped with submersible centrifugal pumps and generators. The deepest bore being 60m. There are 5 permanent Lagoons, numerous other permanent Stock Watering Troughs and has the Dismal, Schneider, Jam Tin, Waterloo, and Silky Oak Creek Systems running through the property providing abundant seasonal water along with other natural waters. Most permanent Stock waters are 5 – 6 km apart.

Improvements
Kutchera has an excellent, modern, recently renovated 3 Bedroom Low set Homestead with Bath, Shower, Toilet, Laundry, Lounge, a large new Kitchen and Dining area all Air Conditioned with Split Systems. In addition to this Kutchera has a near new, 4 Bedroom Donga all with Ensuites, another Donga with 5 Bedrooms and another Donga with 2 Bedrooms, Kitchen, Toilet and Shower. Country
Kutchera is Flat to Undulating with a jump up between the Dismal and Jam Tim Creeks. Collectively Kutchera has approximately 5,247 ha of Creek Frontage, 30,745 ha of Sandy Forest, 36,589 ha of Sand Ridges and 8,419 ha of Lancewood. These include Soils of Grey and Black Clays, Iron Stone, Granite and Sand. Kutchera is timbered with Silver Leaf Iron Bark, Box, Quinine, Bloodwood, Gums, Ti Tree, Wattle, Lancewood and Breadfruit. It is mostly semi open forest grazing with small areas of thicker wattle. It is well grassed with Golden Beard, Plume Sorghum, Black and White Spear Grass, Forest Mitchell, Blue Grass, Wire Grass, Fire Grass, numerous herbages and vines when in season and areas have been pasture improved with Seca, Verano other Stylos and Wynn Cassia.

Yards and Fencing
There are two sets of very good yards on Kutchera. The yards at the house are steel, with some portable panels, with a 5-way race draft, crush, branding cradle, loading and wide unloading ramp, with a capacity of 2,000 head of cattle. The yards at the northern end of the property are mostly steel with some wooden rails remaining. It has a 5-way race draft, steel crush, calf branding race, loading ramp and capacity for around 2,000 head. Most fencing is 3 Barb in good condition, with mostly steel end assemblies and double steel gates. Some trees have been used for strainers.

Carrying Capacity
The current owner has previously run 6000 cows on Kutchera. From 2014 to 2019 Kutchera has easily run 4,600 to 7,000 mixed Cattle.
